Warehouse Proposed for Natural Food Market in Patchogue

A former wholesale warehouse on Waverly Avenue is poised for a new chapter as a specialty natural foods market, according to plans before the Village of Patchogue Zoning Board of Appeals.

The owner of 154 to 164 Waverly Avenue is seeking zoning relief to demolish an existing dwelling and convert a wholesale warehouse into a Barn and Basket specialty natural foods store. The proposal requires variances for front yard setback and parking and was scheduled for public hearing.

The application by 154 164 Waverly Ave. LLC calls for demolishing the existing house at 154 Waverly Avenue and reconstructing the warehouse at 164 Waverly into a market known as Barn and Basket Eatery. The property sits in the D 1 Business Zone and includes 67,549 square feet, or about 1.55 acres, according to site plans included in the March 3, 2026 agenda packet .

Plans show a 19,920 square foot building with 74 proposed parking spaces. Under village code, 133 spaces are required, prompting a request for parking relief. The applicant is also seeking relief from a 10 foot front yard setback along West Fifth Street, where zero feet is currently provided .

Renderings in the packet depict a renovated facade labeled Barn and Basket Eatery and a redesigned interior layout with designated areas for market aisles, a dairy cooler, freezer space, and checkout stations .

A public hearing was scheduled before the Zoning Board of Appeals at Village Hall, 14 Baker Street, with an option to view the meeting on the Village YouTube channel .

Residents interested in the proposal are encouraged to attend the hearing or submit comments to the Village to ensure their voices are heard as the future of the Waverly Avenue warehouse takes shape.
