The Village of Patchogue Planning Board closed the public hearing on a proposal to redevelop the former industrial property at Waverly Avenue and Fourth Street into a modern neighborhood retail center following an extensive public discussion.
During the meeting, the applicant presented revised site plans that reflect changes made since the previous hearing, including a smaller building footprint, updated landscaping based on recommendations from the Village Tree Committee, improved stormwater management, pedestrian enhancements, and a redesigned signage plan. The project also received previously approved zoning variances for parking and signage.
Residents voiced a range of opinions during the public hearing. Several expressed concerns about increased traffic, stormwater runoff, delivery operations, and the overall impact on nearby neighborhoods. Others welcomed the redevelopment, describing the long-vacant property as an eyesore and saying the project would improve the appearance of a major gateway into the village.
Planning Board members emphasized that future tenants will require village review and approval, allowing the board to evaluate how each proposed business could affect traffic and the surrounding community. Officials also noted that the project will be subject to state and village stormwater regulations before construction can begin. Following public comment, the board voted to close the hearing and announced that a formal decision on the application will be issued at a future meeting.
The meeting also included approval of an application to legalize and improve a finished basement at a Baker Street home with new egress windows, as well as discussion of a proposed arts and crafts retail shop on East Main Street designed to provide a creative space for children and families.
