Patchogue CDA Explores Homeownership Opportunities and Strengthens Community Focus

The Patchogue Community Development Agency reviewed its latest financial report, advanced infrastructure projects, and outlined new efforts to help Section 8 families pursue homeownership, while also forming a governance committee to reinforce board best practices

 

The Patchogue Community Development Agency convened this month to review finances, infrastructure updates, and long term planning efforts that could expand opportunity for local families.

 

Between March 3 and April 6, the agency issued 68 checks totaling approximately $251,920. The bulk of those funds supported housing assistance payments within the Village of Patchogue and for port outs to other jurisdictions. Administrative and payroll expenses were also included in the report. Board members approved payment of an $8,000 invoice for accounting services related to year end closing work, noting that the agency continues to receive discounted rates under its existing agreement.

 

On the infrastructure side, officials reported that improvements to Waverly Avenue began last week and are expected to wrap up shortly. Work on Hillside Avenue is also nearing completion. Board members acknowledged that multiple construction projects happening simultaneously created temporary congestion in parts of the village. Leaders said they plan to improve coordination and communication around overlapping projects in the future.

 

The agency is also awaiting word on its latest Community Development Block Grant application. Members discussed adjusting next year’s public hearing schedule to allow more time for resident feedback before finalizing project submissions. Officials emphasized that hearing community ideas earlier in the process could strengthen future applications and better reflect neighborhood priorities.

 

A significant portion of the meeting focused on housing programs. The agency currently serves 133 families through its Section 8 voucher program and maintains a waiting list of approximately 275 applicants. Leaders shared ideas for expanding financial literacy efforts and creating pathways that could help participants transition from renting to homeownership.

 

Board members discussed hosting workshops in partnership with local financial literacy organizations to educate families about credit improvement, budgeting, and mortgage readiness. Officials noted that federal housing programs allow for homeownership assistance in certain cases, enabling qualified voucher holders to apply their benefits toward mortgage payments. While still in the exploratory phase, the concept was described as a potential life changing opportunity for families seeking long term stability.

 

The conversation also addressed misconceptions about Section 8 housing in the community. Officials clarified that vouchers cannot be used for short term hotel stays and that rental units must meet federal inspection standards. They emphasized that program participants are members of the community who often work, attend school, and contribute locally.

 

In addition to housing discussions, the board voted to establish a governance committee. The move follows recent federal training attended by agency representatives, where best practices for board operations, attendance policies, and voting procedures were highlighted. The new committee will review policies and recommend updates to ensure compliance and transparency.
