Greybarn Patchogue Brings New Housing to East Patchogue

Supervisor Dan Panico and Councilman Neil Foley celebrate completion of 91-unit residential development

East Patchogue has officially welcomed a major new residential development. Supervisor Dan Panico and Councilman Neil Foley attended the ribbon cutting ceremony for Greybarn Patchogue, marking the completion of the 91-unit apartment complex at 303 East Main Street.

The $46.7 million project, developed by Rechler Equity Partners, transformed the former Mediterranean Manor site into a modern residential community. The development includes a mix of market-rate and affordable housing options, with eight units designated as affordable through incentives from the Brookhaven Industrial Development Agency.

What This Means for East Patchogue

The completion of Greybarn Patchogue represents a significant investment in the area's housing stock. The development replaces a long-vacant property with new residential options, bringing additional residents and activity to the East Main Street corridor.

Local officials highlighted the project as an example of successful collaboration between private developers and town government. The inclusion of affordable housing units addresses a persistent need in Suffolk County, where housing costs continue to challenge many residents.

Rechler Equity Partners, the developer behind the project, has a track record of residential developments across Long Island. The company worked with Brookhaven Town officials to secure the necessary approvals and incentives to move the project forward.

The 91-unit complex offers a range of apartment sizes to accommodate different household needs. The eight affordable units were made possible through the Brookhaven IDA's incentive programs, which aim to encourage developers to include below-market-rate options in new construction.

The project's location on East Main Street places residents near local businesses, transportation options, and community services. Officials noted that the development aligns with broader goals of revitalizing commercial corridors while adding needed housing.

The ribbon cutting ceremony brought together town officials, developers, and community members to celebrate the project's completion.
